In England, landlords have a legal obligation to ensure their rental properties are electrically safe, requiring an Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. This regulation requires every fixed electrical installation in a rental property to be inspected and tested by a qualified person at least every five years.

The EICR Requirement for Landlords

  • EICR Frequency: Every five years, or sooner if the report recommends it.
  • Tenant Access: Landlords must provide a copy of the EICR to the existing tenant within 28 days of the inspection and to a new tenant before they occupy the property.
  • Fault Rectification: Any C1 (Danger), C2 (Potentially Dangerous), or FI (Further Investigation) classifications must be rectified within 28 days and documented by an electrician.
